Illinois law generally required judicial foreclosure to involuntarily terminate a mortgagor’s interest in real property, 735 ILCS 5/15-1106. Execution, delivery and recording of Debtor’s quit claim deed was ineffective to transfer title in property to bank. Debtor could assert equitable right of redemption. Motion for relief from stay was denied.
